Selling Your Home

Selling your home is a complex, multi-step process that calls for the expertise of a Real Estate Agent. Here is an overview of the process and what to expect.

Be Sure Your Finances are in Order

If you are still paying off your mortgage, there are several options depending on what type of mortgage you have. I recommend you talk to your lender before you proceed with listing.

Chose Your Real Estate Agent

Partner with a Real Estate Agent with whom you feel comfortable. Interview them, ask questions, and find out how they plan to market your home to ensure it stands out above the competition. 

An experienced Real Estate Agent should know your specific market and can help price your home to sell and offer in-depth knowledge and insight into the market. 

Do not automatically go with the agent who says they can sell your home for the highest price to entice you to hire them, but rather the agent who provides proper market analysis and advice with data to back up their pricing recommendation, along with a solid marketing plan.

Listing Your Home With Me

Setting a fair price will attract potential buyers, and give your home more exposure.  As your Real Estate Agent, I will be able to explain the many factors influencing recommended listing price, including competitive pricing, current market stats, trends, and activity in your area.

Marketing And Promotion

As your agent, I can help with home staging and provide tips and insight into what is proven to help sell homes. Professional photography and digital tours are used to make your listing stand out.

Listing documents will be completed allowing myself and my Brokerage to post your property on MLS (Multiple Listing Service) and begin marketing your home on other platforms.

Offers and Negotiations

Once marketing and promoting your home pays off and offers come in, I will help you negotiate favorable terms, ensuring your interests are protected. 

 When you have accepted an offer, there is typically a conditional period negotiated so the buyer can confirm mortgage financing and hire a licensed home inspection company.  

The buyer may ask to negotiate the cost of any repairs needed on your home. 

Closing 

Your lawyer and Real Estate Agent (myself) will walk you through the paperwork and documents needed to finalize the sale.


I will provide you with moving checklists and be on hand to answer any questions that may arise.



Pricing Your Home

When you consider it, there are several other homes for sale competing with your property.  I will help you price your home competitively to attract qualified buyers.  The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your region.  You can complete my online form to get a feel for your home's market value.
